Hey guys a few questions to throw at you as I'm learning the know hows of REI. What is the difference between a title company escrow and an independent escrow company? Which should you use when acquiring a property sub-to or a trust? What are the pros and cons of both? Thanks in advance.

Not sure how things are done in OR.
Here in Colorado Title Companies are also escrow agents. They issue title insurance and hold earnest money in escrow.
