On 3/1 Fannie will start allowing investors to hold up to 10 mortgages and get Fannie Mae backed loans. The limit had been previously reduced to 4.
They say there will be an increase in activity from investors who had been halted by the 4 property limit.
Just curious - how many folks here have been halted by the 4 property limit?
I have several clients and know many investors that could not get conventional financing because of this.
The rule was a huge blow to us.
This change is not just important for the future of my business, but for the entire market as well.
For some of my investor clients the limit restricted getting finance with traditional lenders.
It made many others source out to hard money for fix and flips, whereas others found more creative ways to pull together funds.
Some local banks would by-pass this rule.
Nevertheless, this increase will improve several of my investors chances of aquiring more holdings.

The terms are much different than before. % down, ficos and other stuff. I had 7 deals in closing when the rules changed and lost 6 of the 7 because of the new rules. One is a member here on BP. He had 2 in closing and lender only allowed 1. Bummer.
