I just got the payoff for a HML I did a few months ago. Question: I have had the deed of trust document, do I now simply forward this to the owner? Anything else I am supposed to do to "finish" the loan process?

edit: just to be clear, I was the lender.

Depends on the state. In CO, you have to file a "release of lien" with the county, and you have to provide the ORIGINAL deed of trust along with that release. Call the recorder (or clerk or whatever) of the county where the property is located and they should be able to tell you the procedure.
