Where do I get the money from?????

I am trying to get started in Real Estate by means of wholesaling. Although I desire to eventually do other things in RE besides wholesaling one day, I know that you need money to do so. My first opportunity in RE is to wholesale my mother's house, which has been vacant for 10 years or so. I really want to rehab it and keep it as a rental, but I don't have the money to do it. I'm fine with wholesaling it, but if anyone can suggest a way for me to acquire money to do the rehab project? I thought about a 203k loan, but I hear that there are so many complications with it. Any suggestions? The house is in Philadelphia.
