Anyone Flipping in San Francisco?

I got a lead on my website from a seller that is trying to offload their SFH in the Alamo Square area of San Francisco. I'm not at the point in my investing career where I can handle a $2.2M purchase, 9 month hold time and a ~$3.1M ARV.
