Riverside CA 92506: 4/3 2000 sf (includes 1/1 mother-in law); PP 280,900; ARV $330K; Repairs apprx $10K- touch ups, paint, carpet. Comps don't include the mother in law.

Riverside CA 92223 Off market. 2/2 1000 sf. PP $150,900. ARV $185- $190K. Repairs, minor cosmetic updates.

These properties are under contract with the actual seller.  I am working with the contract holder, and don't know the bottom line.... In other words, there is some wiggle room, but not for a fix n flip if intended to follow the formulas.  The asking prices are too tight for that strategy.

Contact me for addresses, etc, if this scenario may work for you.  The scenario is in the stated numbers.  But again, I dont know the bottom line.

I think I need to say this as well:  Ultimately I'd rather forward interest to the contract holder for all questions.  I don't have lead on the deals.
