I used BiggerPockets tenant screening tool MySmartMove to screen these prospective tenants for my first rental.  My question is would you rent to this couple?

Couple

  • Age- Husband-54, wife 49
  • Non-smokers
  • No animals
  • Renting in current apartment 2 years lease is up. I called apartment unit to verify but got a recording. Will call again on Monday
  • No criminal background for either- except he has speeding SPD 76/60
  • Eviction, foreclosure, bankruptcy- this is their story they use to have a house before moving into the apartment 3 years ago. Husband, who was a city employee, got very sick with heart problems forcing him to retire early. Also, do to his illness/ medical bills issues they lost their home (eviction and foreclosure, bankruptcy 3 years ago).
  • They have one consolidated payment for ch13 bankruptcy that they have been consistently paying 2 years. On credit report.
  • Credit scores are husband 630 and Wife 437.
  • Income-is just over 3 times rent, husband retirement benefit, wife on job 6 months temp to perm. Need both income to make 3 times rent.
What would you all do? Rent or no rent?
