Best Rental Areas in DFW

Anyone have ideas on where you have seen the best return in terms of purchase cost for rental properties in the DFW area? Specifically, B to B- neighborhoods.

i have heard Arlington, Grapevine, parts of Irving may be good rental areas. Driving around, i have seen a few Owner Finance signs in several areas as well.

In the next year, wanted to look at going the FHA route to finance, or possibly Homepath options.
