My basement is above ground level, plus it zone in a commercial district. My buddy told me last night I can just rent out the space and let the tenant do the renovation. They can turn it to a CPA office, Dental office or medical office. Have anyone of you try to do this before? I can offer to give them a rental discount up to a year. I hate to see the big space go to waste (at least 3000 sq ft) In addition, where can list of rental pricing around my area? |

If your going to rent it as commercial the tenant will sometimes renovate the space at their own expense. It's all on how you set up the lease. You'll want to check with the local housing/zoning authority first. Get them to look at it and let you know what all needs to be done to bring it up to code. To get the pricing, go around your area and look for office space that is for rent and find out how much they are asking and how much space it is. Typically office space is rented by price/square foot. -Michael |
