Wishful thinking. If you did that here the tenant would sue. They would claim that the landlord or PM company violated their rights and they would win huge sums of money. The trial lawyers would eat this one up.

Sure they could sue and you would spend a small fortune defending yourself, but on what grounds would they win the case? As long as what you say is true about the renter, then they have no case. There is no defamation of character, because your statements are true. What is the difference in doing this, verses placing their name on a landlord website reporting they are deadbeats?

If you cause the damage of someone reputation, thereby causing them to suffer any kind of hardship, yes, you can be sued, but as long as your statements can be proven truthful, then you are not liable for the damage your statements have caused.

I cant imagine the tenant would win huge sums of money...what sort of civil damages are at play here?

I think the most that would happen is you would be forced to take the sign down. Furthermore...if they aren't paying rent then they are probably owing money all over town...their reputation is shot anyways.

Would a public eviction damage their reputation? I think so..it would also affect their future rental applications...they can't sue you for that.

I would be more worried about what the tenant would do to the house.

Over the past six months, I've been working very hard to get all the druggies, criminals, and other scumbags out from the area of my newest apartment building. To that end, I installed Security cameras, worked with the city council; worked with the police, and worked with the honest citizens of the area. One of those citizens one block away has been working to get a drug dealer out of the house across from his house. I helped him work with the nuisance abatement board to get the slumlord that owns the building fined because of this issue. The owner finally got tired of being fined hundreds of dollars for each occurrance and kicked the druggies out. The guy put up a 24 foot long sign, 3 feet high, that said "Hooray! Mutley Has Gotten the Hell Out! "

I think these signs are a GREAT idea!

I had a tenant mention lawyers once. I simply looked her in the eye and asked her, "Between the two of us, who do you think can afford more attorney?"

Honestly, at the time it was probably her. It sent the message though.

I want some of those signs. Who sells them? ;)
