Great to see that you took the feedback to heart. Your initial pricing may work for higher end properties - just not for what I have. Anyway, that is right in line with what I'm currently paying and honestly, I'm not overly happy with my current property manager (there's a surprise... sorry, nothing but bad experiences to date).
Anyway, how do you intend to service such a wide geography? The main thing as a landlord that I want from my property manager is the ability to respond quickly, and that oftentimes means the ability to get to the property in short order. Last time I checked, it's more than a 10-minute drive from Ohio to Illinois.
I like your idea of keeping the junk fees out. Those can be annoying. Other things that are key for a good property manager beyond the responsiveness that I always have trouble finding: knowledge of local laws (eviction process, proper lease terms, etc), good local contacts for repairs/maintenance, tenant screening capability, to name a few.
