Any that's one of the reasons I set myself apart from the crowd. So many other books will show you how to 'wholesale' and tell you to find investors with cash or that can get a HML. When you 'wholesale' a Sub2, your investor doesn't have to have a lot of cash on hand or a HML, they can have as little as $5k.

Can you imagine the power of wholesaling a property to an investor where the investor doesn't have to get a high interest loan but can just take over the payments while they remodel the home?

A landlord that doesn't have to get a NOO loan or pay cash for the house and do a re-fi but rather can keep the existing loan in place at the lower interest rate.

Or my absolute FAVORITE strategy by giving yourself 60 days after closing the Sub2 to find a buyer which ends up being either a retail buyer that gives you a down payment as the 'Assignment' or keeping the property and Lease/Optioning the property with a 2 year term and a mark up on the property.

You can't imagine how EASY it is to sell a property to another investor for an assignment fee when there is already a buyer in the property, and you already collected an option fee from the buyer! I go over formulas in the e-book that will show you how to pocket 10,15 or 20k on a Sub2 wholesale deal.

Buy it. It takes a beginner from start to end to a transaction. I have done more than my share of sub2 deals and I like his method of writing. No Fluff. It is not full of "Make You Rich" jargan. So here is my two thumbs up for his ebook. It is well worth what he is charging.

yep.

To be honest, most of the ways to find Sub2's aren't to different from finding other properties is just how you approach or close the seller on doing a Sub2 which I cover in detail.
