Anyone interested in cashflowing properties in Memphis, TN?

If you have been looking to make a purchase, with little money out of pocket, that will give you positive monthly cash flow I have several properties. Each one is between $2,700- $8,000 out of pocket, and produces between $75-$230 NET monthly cash flow. We handle all the due diligence including appraisal, inspection, renovation bid from a licensed contractor who uses the inspection to asses issues. We also have the licensed contractors in place to fix it up, the property management in place to find a tenant and get it rented out and a cash flow analysis that will show you rent range, taxes, gross cash flow, net cash flow, management fees, etc.

Avi -

Do your buyers want properties that are up to $10,000 total, or up to $10,000 out of pocket? The properties I am speaking of range from about $50,000 - $120,000 but require less than $10,000 out of pocket. However I am also a licensed agent so if you have buyers looking for super cheap houses, I can assist you with that as well

I bought two properties in Memphis this year from Shawday's company. They were solid deals. They provided home inspecton report, appraisal, renovation estimate from contractor, a non fudged cash flow analysis sheet, numerous high quality photos and youtube video tour. Set me up with a PM who is doing a good job so far.

They set me up with HMLs with only around $5k down, and got me preapproved with permanent lenders to refi the HML.

I now have two properties, fully renovated and rented out. for $950 and $1200, for which I paid $72k and $105k (includes rehab) for which I only invested 11K out of pocket (total for both properties). So good leverage to make up for the modest price appreciation in that market.
