Well I just wanted to say thanks for getting even a B+. That is the highest grade I have ever gotten on anything.
The purpose of version 1 of the tool in this version is something a little better than most of the things online that are free.
Version 1.2 will have a place to
• Put in a particular return you are looking for. For example if you have a property you are looking at and you want to buy it at a 8% year 1 cash on cash return you enter that into the field and it will give you a price you can pay. Same thing for CAP rate etc.
• An rent increase section
• Separate the Expenses between general expenses and property taxes since in California prop 13 only allows a small increase each year which is much less than the typical 3-6% increases in most other expenses & since property tax is about the largest expense in many properties it can really skew the numbers putting a 4% across the board increase.
• GRM
