Short Sale Negotiating Service

I have started negotiating short sales for agents who are tired of spending their time on the phone waiting on hold.. I have ben able to put a system in place so that i can accomplish this in about 30 days. The agents themselves were running about 6 months. In this economy it is hard enough for Realtors to make a buck, they should be out in the field not on the phone. I can do it for anyone in Ca thats interested. No Charge to the agent. Just take the listing have all your paperwork signed by the seller and we do the rest.

I wouldn't need your service, but out of pure curiosity. Your saying that on average no matter the lender your getting approvals in 30 days?

How are you expecting to be compensated? Trying to charge a nego fee to the lender on the HUD?

Impressive, I negotiated my last short sale my self and did it in 35 days I thought it was a fluke but I guess if you have all the right papers they need it it possible.

Do you would you be interested in working our short sales in Indiana. I am an Investor looking for someone who can work with us and keep Realtos happy. How about it?

My question, as an investor, is how far below BPO are you getting approvals.
Time it takes is secondary to price.
If you are working for realtors, is it correct to assume you are working with "retail" buyers? Since they don't demand rock bottom prices like investors, those deals are much easier and faster to negotiate.
What kind of discounts are you getting?

It all depends on the deal each one is different.

As for the BPO to price approved I don't know because we usually if never see the banks BPO. My BPO's were in my price range.

I usually go for any where from 30% to 40% and have very little resistance, could I get lower maybe, I have a neighbor investor that claims he gets 15 to 20% of ARV. I really can't tell if he does, I figure if I can get my spread and get it approved fast and easy why change my methods.

Some I do work with Realtors, I buy the listing, turn around and list it with the same Realtor, buyer may be retail or not does not matter as long as they give my asking price. My goal is to make my usual spread and move to the next deal. I don't want to wait to see how much I can sell for, I make my money and move on. Hoping to get repeat wholesale buyers that way.
