Hi Corey, I guess I missed your first 79 posts! Note appraising is a very small niche, tell me how you got started and which state holds your license.

I appraised notes and various cash flow instruments for the State of Missouri.

Well, guess Corey posted and left the building.

Just a comment on note appraisals and buying.

We had a car dealer that had adds about bring you car in for an appraisal. The attorney general didn't like that. First of all the car dealer was not an appraiser, by license or by education and the value given was not a market value but an offer. Not the same thing.

Same thing applies to notes. Giving an offer price is not an appriased value. A license is required to give a proper appraisal.

I see this as really a way for some to bait and switch a note holder wanting a value, then getting a song and dance about why it may not be a good note, but they will offer XX dollars being the highest you'll get, the "market" or "appraised" value. Not saying that's what Corey would do, but the door is open to it. And there are disclosures to be given with an appraised note if there will or maigh be an offer made.

Check ethical issues for appraisers being required to be independent, free of any other influence or motive in providing an appraisal. This holds true for any appraiser, real estate, estates, art or other assets.

Maybe I shouldn't have put appraisal in my topic. I do understand that you need a licenses to appraise notes, and yes I am working towards getting my license in appraisals in WV.
Please let me assure everyone on BP as well as Financexaminer, that there is no bait and switch going on, even though Financexaminer did not accused me of any wrong doing.

Which license are you studying and then working toward?

You'll find that to offer to do appraisal work you need to make sure you are not in a position to be self dealing. You can't offer an independent appraisal and then say I'll give you the appraised value. It is a very touchy area to provide a market value and then turn around and make an offer. Tricky, not impossible.

But I certainly would not advertise both services together giving an appearence of impropriety. That's what caught my eye!
