hello everyone,

I'm a newbie to this site and I'm looking to start the path to becoming a real estate investor. Here is my story....

I'm a former U.S. Marine who served for 8 years on active duty. After active duty I was a realtor for 2 years in the San Diego area and I worked for prudential California realty. I moved to Massachusetts for a job and I purchased my first home 7 years ago. My home is a 2 family and I've been a landlord for 7 years. I'm looking to get started with wholesaling real estate in my area or possibly "Bird dogging" for deals for buyers or investors. Im just really tired of my 9 to 5 job and I want to begin the process of becoming a real estate investor. Hopefully with hard work I can one day leave my day job in a few years or even sooner if it's possible. It's my dream. I'm hoping to network and learn as much as I can from all of you. wow.....thanks everyone for the greetings. I'm excited about getting started. I'm also nervous about attempting my first deal but I have to do it. I definitely am looking forward to firing my boss one day! I've spent a lot of money on real estate courses from real estate "guru's" and some of those courses seemed like scams that haven't helped me at all no matter how hard I worked at it so hopefully with the information on this website and the real world advice from all of you I can finally take those first steps into real estate investing! I'm a landlord now, so I know I can make that transition into becoming a real estate investor!

Hi Clary, welcome to BP.

I also want to thank you for your service to our country.

You are in a great place to learn about things. You'll learn more for free then you did from most of the guru stuff you have. :)

We have a strong MA contingent on here so you should also be able to make a lot of good contacts if you are active on the forums.

You should also get out to some investor meetings to build your network especially if you want to wholesale (Need to find the people you are going to sell to!). Closest ones to you would be Providence, RI and Taunton. A little father out and all roughly as inconvenient from Attleboro that I know would be ones in Rockland, Plymouth and the Black Diamond events in Worcester and Waltham. Quite a few more if you want to go north of Boston.

Good luck, oh and put me on your buyers list. :)

Welcome, Clary. Buying a duplex and living in it is a great way to start. You can take advantage of owner occupied rates while getting your feet wet in investing. And @Bryan L. is right, most real estate investors who are at this full time could only dream about working only 9-5. But at least you get to make that decision on your own.
