Hello everyone, my name is Scott Freeman. I am a real estate investor in San Diego, California.

I found this forum by doing a Google search. It seemed like a good place to meet like-minded people who want to generate wealth with real estate.

I work primarily with REO's in the Midwest using a very specific business model.

My criteria is simple:
-Has to be a decent area that can be resold after repairs, no warzones
-Purchase + Rehab is 50-60% of Future Value
-3bed+, 1bath+, will do multi-units as well
-Price doesn't matter, LTV, ease of rehab, ease of sale after rehab, profit and low risk matter.

Hey Scott. What parts of the country are you buying REOs in? Have you been successful in accumulating many deals recently? What is your strategy - buy and hold or flip?

Hello everyone, and thank you for your kind replies. :D

I've been working in the REO industry for a little over 3 years. I was an IT specialist working corporate america who in 2005, decided to drop out of the corporate world and begin building his own fortune.

Lately most of my deals have landed in Ohio. There are some terrific agents there. Currently I've got three properties under contract with about 7 more in the pipeline. I'm also working with agents in Indiana and Tennessee.

50% of my deals are fix-n-flip. The rest are buy and hold.

And who doesn't love PASSIVE INCOME? I'm just trying to make it out of the rat race like the rest of the world. :mrgreen:

As far as accumulating deals, that's not a problem. The market has created a tremendous opportunity to build wealth. Opportunity abounds.
