New to BiggerPockets and South Carolina

Hello, everyone. I just relocated to Greenville, South Carolina from Denver, Colorado. I have always been interested in real estate, but am now considering devoting myself full time. I've been a stay at home mom for the past year doing some consulting work on the side. I'm interested in learning more about activities that don't require a license that I can undertake now to move towards my goals. The site seems to have a lot of great people and information and I look forward to networking with many of you!

I'm down in Columbia. Welcome aboard. Alot of agents ( who are licensed) are investors on the side. I'm sure that's everywhere. They jump on the hot sheet on the MLS and gather up good listings.

Getting the license isn't hard and a good way to get involved if you're going into investing.

Hey Jennifer, I replied to you on the other thread too, but just noticed you are from Denver.

Before I moved here, I lived in Santa Fe, NM for a couple of years.

So, do you like out West better or here on the east coast?

Lynn - thanks for your message. I agree that becoming licensed is a good idea. I'm looking for ways to get immediate income, though, while learning about the industry. I'm newly single with a baby to support! I will probably pursue a license in the coming months - maybe sooner if that will be a good source of income.

How long have you been an agent? A friend of mine in Colorado - also an agent - said that even in a good economy, you should prepare for little to no income the first year. Do you agree with that?

Hi, Mat. Well, I've lived in a lot of places - including Maryland and New Mexico (Tucumcari if you can believe that!). Every place has benefits and drawbacks, but I suppose my heart is in Colorado. I like the spirit of the west, the people and the weather (sunny and dry). On the other hand, I appreciate the sense of time and history present on the east coast. I'm sure I will come to appreciate many things about Greenville in the coming months!

How about you? What's your preference?

Hi, Dan. I don't currently have a niche. I have been successful with my own properties in the past and was able to capitalize modestly on the boom we had in Denver during the 90's, but I am not in a position to invest at the moment. I'm interested in residential rehabbing and buy and hold initially and would like to move into larger scale commercial redeveloping. My long-term goal is to own a diverse portfolio that provides me the freedom to choose the type and level of activity, and to engage in a variety of investing and developing opportunities. Right now I'm trying to learn as much as possible and find activities that will provide some income and start me on the road to investing again. I've heard a lot of talk about prospecting and short-sale investigation on here. I'm trying to evaluate those and any other activities that I can legitimately do without a license.

Hi Jennifer,

Welcome to the site! There's pro's and con's to licensure. Personally, I think it's individual preference.

The current market holds a lot of opportunity for those willing to hunt the hardest.

There are ways to shorten the curve of needing licensing to profit.....
