"Ahoj" means Hi or Hello in Slovak language.
I live in Jacksonville area (Yulee) Florida but I'm from Slovakia (Europe). I'm in US since 1995.
I will be so happy to share anything about real estate so it could help others in this business.
I'm in Real estate 4th. year and I spent that time in crazy Southern CA market where I lived 12 years. I moved only a year ago to FL.
I invested in undeveloped land and I did smal land pre developments for owners builders in area of vacation homes in Southern CA mountains. I was doing rehabs, spec vacation homes, lease options and I originated construction to permanent loans to owners builders for a year right before market in CA crashed.
I end up with a few finished rehabs when everything freezed in CA market and I lost a lot.
Because of that I started to study short sales and pre foreclosure business. I moved to FL (with 3 kids, wife and a cat 4 days ride ). I starting to concentrate on short sales.
I appreciate any help or partnership on my short sale deals and split a profit if any expert can mentor me on short sales.
I can see a lot of potential in this forum to build my confidence and knowledge in this business, so I can help more people every day.

Welcome to BP my name is Kirk King and I just joined yesterday.

I know of an expert in Arkansas that I could locate. She has a 90 day foreclosure posting process, which gives her plenty of time to work a deal. How much time do you have in Florida after it is posted at the courthouse?

Howdy,
The foreclosure process in Florida takes about five months.

Pre Foreclosure in FL begins when a lender files court action and records a notice of a pending lawsuit (Lis Pendens) against the borrower. The lender notifies the borrower and any other affected parties in person or in some cases by mail or publication. If the borrower does not respond to the court action within a specified amount of time, the county clerk can find the borrower in default and the lender can ask the court to make a final ruling. If the court rules against the borrower, the ruling will include the total amount owed to the lender and the foreclosure sale date.

The sale date is typically 20-35 days after the court ruling, but this may vary depending on the individual court.

Are you able to get a list from the county clerk as soon as the Lis Pendens is filed?

If so, are you or do you plan on marketing to the list beginning at that time? I would assume you would want to have as much time as possible to work those leads.

I just started literally a week ago with short sales and I used only a few bandit signs and start target FSBO and responded to Craigslit local sellers.
I looking forward into county clerk records and be able to receive also
some list from interent sites and respond with postcards. Maybe I will try knock on the doors ? I'll see what will work best in here. This is very small county.

Sounds like you have the right approach. Watch out for the bandit signs, my last county was issuing fines to people that used them to market. Postcard Mania is good for large orders (6000) of postcard and they will mail them out for you. Nate Jessup is the sales rep to talk to. CornerLot Marketing is good for small orders of postcards.
