Hello my name is Marc Faulkner from Kalamazoo, MI. I invest in and trade real estate notes in the secondary market. I also specialize in seller financing and have worked with numerious companies and investors in structuring secure and saleable real estate notes since 1999.

Welcome to the board Marc.

I've always wondered how good the note business is anyway is it really good to get into?

I don't buy the crap that Russ Dalbey shoves down the throats of the late nighters and realize it's more involved than he puts it but just how good and profitable is note investing?

The note business can be great as long as you watch yourself and chose your investments carefully. You are smart for not buying what Dalby is selling and it is way more involved than he portrays it to be and most of his students are here one day and gone the next. It all boils down to Loan to Value, credit and your comfort zone. Since you create your own yield when you buy real estate notes it can be way more profitable than being a lender! I recconmmend buying only seasoned, first position real estate note with credit no less than 620 and a LTV of no more than 75%. Done right-you can buy a good note at a good return and your job becomes going to the mail box to collect your monthly payments!!!!!
