Hello everyone! My name is Josh and I'm a brand new investor! My knowledge in real estate is very underdeveloped. I attended a 3-day Rich Dad, Poor Dad conference a few weeks ago. I was very motivated by the information I received, but I have felt that most of the information they wanted to "teach me" in the advanced trainings, I could find out through research online.

So far, I have found a lot of information on this site! I am in search of great start-up advice, as well a mentor. I would love some insight on how fellow REIs research their market.

I would like to start my first wholesale in the next 30 days!

Wholesaling, to start out with. I have little capital to start with, and wholesaling appears to be a good place to start.

I want to wholesale to build seed money that I can use to purchase rental property. I have few liabilities other than student loans, so I am hoping that it won't take long to get out of the rat race!

What legal entities would you suggest estblishing before my first deal? Do you know where I might find some contracts for my area?
