i used to live in Charlotte - i bought a house in the University area like 7 years ago....got divorced and moved back to NY! aaahhh charlotte - such fond memories...lol

yeah...i grew up in upstate ny (binghamton). Will eventually branch out, investing in the upstate area(its all part of the plan 8) )

i spent a good portion of last year looking at reo's in the charlotte area - the weird thing i noticed was that new construction all over the place was really dragging down the prices of established neighbhorhoods.

i've posted this before - but the house i bought in 2000 and sold in 2001 - went from 103k to 111k, in just one year.

that same house today is valued at around 114k - 6 years later.

all the new building is really leveling off appreciation values for certain points. and also, the south charlotte area really went to the tank - values have dropped considerably, plus - rents in the area, wow. i rented for one year before i bought my house. i lived in a fantastic complex in south charlotte and paid 775 for a mint two bedroom.

place is a dump now (tenant population not the best, high crime - south charlotte) and i think the rents are somewhere around 750...six years later.

so just watch watch where you buy there, if you do.

we decided to pass for now. if we do purchase anything there - it will be at a significantly reduced price...

some of the places we looked at represented zero value compared to price. we put in some bids (about 6) - 3 were countered but were just ridiculous.

appreciate the experience info...

am currently looking for a rehab

next pahse will be rentals(in the targeting phase)

will continue to rehab and buy/hold(rent)

in other words...i'm working on a business model for rei that works everywhere (join the club, right lol)...including charlotte...in the interim i'm developing a short model plan that will work for 1 rehab(using hard money)

btw, whats the word on bleufields capital?(good and/or bad)...i'm currently speaking with one of their rehab consultants

any info is greatly appreciated.
