I built a few websites, about 6 years ago, and sold them all off about a year ago. Im part owner of a family owned lawn care business also.
Im actually thinking about starting a a retail teak furniture store in this area. I stumbled onto some good suppliers in vietnam/indonesia, and this area is perfect. Rich people, no competition. I built and sold off " the cedar station" about 2 years ago, and went to lots of outdoor furniture trade shows, etc.

Sounds like you manage several investments, in multiple industries. How's that going for you?
I'll try to clarify this as simply as I can. When dealing with any trade there is two sides, the buyer and the seller. Working directly with the is their mandate. And underneath them is a bunch of brokers and scam artists. We only work with people who are the mandate or are directly connected with the mandate. We do not deal with broker chains. Sorry to say this, but if you don't fall into either category you're wasting your time. Since this is international business, you do not require a license. It's pretty hard to crack into the industry because there is a lot of distrust and scams out there. Hope that helps, if anyone wants further information feel free to contact me.
Also scrap metal HMS1&2 and rails and cement are great trades right now.

Again,I know Institutional Brokers that are trading this stuff, and they never heard the term Mandate???? Whats up?

Mandate is pretty common. A seller's mandate is the seller's representative. The person in direct contract and with a pre-existing formal agreement to help the seller move the product.
Buyer's mandate would be the opposite.
Some use the term when they want to say they are direct to a principal. They might be a lawyer or otherwise. They might be less than a licensed agent if agency is legally defined for the sector.
It can also be used by people who want to sound like they are a professional. Like people who are name droppers to gain creditability.
Many of the deals that are handled over the counter and outside of traditional channels have something odd about them. Some real deals do get done but there is also a lot of noise rather than clear signal.
