Hello BP Nation,

I am trying to assess (re-assess) our investment holdings outside of RE. We are in our early 50's and I am quite awful at the stock market, etc. I wanted to ask what investment vehicles/allocations you all make with your assets. I have zero interest in having anything that requires active management. Quarterly balancing is fine, but I seem to be choosing the wrong funds, allocations, etc.

Any suggestions or ideas would be greatly appreciated.

Cheryl, interesting topic. I'm curious to see what responses you get. As for me I flip and wholesale for most my money and then invest in Hard money loans and rentals for a return. I also thing owning physical precious metals is a good investment long term. I used to mess with the markets but I don't any more. I understand real estate and feel I don't have much risk loaning against a property that I wouldn't mind owning. There is a lot less risk and more control when your eggs are in one basket that you understand really well and you know how to guard.

In my home town street-cars are a big deal. I'm big on drag racing and it is a passion of mine outside of real estate.I buy, build, barter, sell, and race street cars. You can make a small fourtune buying and selling parts,and cars that have street credibility. Its just like real estate, people are blowing thru their retirement, savings, and Heloc to finance a hobby gone wild,and at some point needs to sell for whatever reason (its a money pit). For example:I picked up a Vortec T trim blower with all supporting mods for $3,000 (retails close to $9,000)from a guy who blow his motor up after a week of putting it together. I sold the kit on another racing forum for $4500. Its a paid hobby of mine that reqiures alot of time and commitment. I have a partner that helps me.Our products are mustang cobras, saleens,and roush.Our market is predominantly Kids from 17 to 25, you won't believe the money their parent have to spend.

CD's. Luckily invested when they were paying 5% and have one that pays 3.6% that I can add to for 3 yrs at that rate. This is amazing since my LOC is at prime, 3.25%.

Even if the market rallies in the fall we are most likely in a long-term bear (imo) and not losing is earning for me.

Changing percentage of stocks, taking profits slowly.

Excuse my ignorance Peter, but what is a structured product?

I believe that I have a "model portfolio" tied to our age bracket. I've always heard that it is best not to move in and out of the market because human nature causes people to sell low and buy high.

We are propbably 70% RE, 20 mixed funds and 10% cash/bonds. So although way over-weighted in RE, I am only looking for better return on the balance of our holdings. I have been adding extra principal to the higher interest RE Loans. I figure that the "return" is the note rate. It's just a killer to get these quarterly statements showing 6 figure losses. I doubt we made anything in ten yrs in the 401 (probably lost $$).

I hear some high dividend REITS are attractive, but that just weights me evenmore to RE. Another option is high-yield (dividend) big caps. I guess cash is pretty safe and not that harmful as rates are so low on CD's.

My son is re-fiing his condo at 5.25. Perhaps I should make that loan. It's 5 yr commercial money that he is looking at.

Jon, would you hook up with an established HML or make your own deals. I think I'd rather take a lower return and put $$$ with a "good" HML who can keep my money at work. How to find one? I clearly trust Ann Belemy. Perhaps I should call my Title Company. They have been around for decades and I know a brother of the principal does HML. I just don't know if he needs my $$$ or what a fair return would be. I used them once years ago (paid 12% and 3pts for a 6 month loan).

They are prodcuts / instruments designed by Banks whereby they have combined a guaranteed deposit and juiced it up where by your return can increased if a certain thing happen

For example, last time they offered me a product whereby the principal is guaranteed and the retun is at minimal 2% (note the 3 mnth deposit rate at that time was 2.8%)

But depending on the movement of the EUR/USD the return can go up to 6%.

Now in my case I got 4.5%. But most of the time I only buy the once where the money is used for interbank lending rather than betting on movements of a certain underlying (FX, or stocks or index)

Bear in mind I am based in China!

There are other products where they offer much higher return but there is more risk (http://www.economist.com/node/18118975).

I believe banks in US / Europe offer structured products as well whereby this is packaged with the stock exchange or certain stocks do certain movements.

We keep a strong cash position and invest in stocks that pay good dividends. Companies like Intel, Coke, Abbot Labs, 3M etc. tend to be the top dogs in their respective fields. They've also raised their dividend every year for quite some time. By reinvesting the dividend back into the stock (DRIP) you can earn a pretty solid return.

I'm mainly invested in my RE private lending business. I also hold some RE backed notes, automobile notes, and I lightly invest small sums in the businesses of friends and family. I used to play the stock market, but with the relative risk and reward to investing in real estate, why continue, right?

I agree with you and would have little to do with the stock market if not for my husband's 401. The choices are limited. But should anyone be "all in" one asset class, such as RE?

I am a silent partner in an outdoor equipment manufacturer. I used to run the business personally but as I became more involved in real estate I brought in a partner who runs the entire operation now. I feel that I have made more over the years than I would have if I had sold the business outright.
