I've got an opportunity to buy a business I want and am recapitalizing to make it happen. I am selling rehabbed cash flowing properties with tenants and management in place. I am selling them based on numbers and principles of sound investing.
Every property sold will be currently tenanted on a lease that has been court tested in this area. Every property will meet or exceed the 2% rule (rent will be at least 2% of the purchase price). Each property will have at least 20% equity (highly conservative, most will have 30%+ equity). Every property will be hand selected by me - not a single property is the left-over of a bulk REO purchase. Every property will have a management company in place. Every sale will also include a list of phone number contacts in the local area that I like to use for repairs. I don't have owner financing available but am willing to work with a Bigger Pockets notebuyer to finance you - arranged by you.
