Is it possible or legal to wholesale a subject2 deal to an investor, where the investor will make current the loan and taxes (and wholesale fee) and in return is deeded the property. Thank you

guys, it is possible and highly recommended if you don't have the cash to take down and hold a sub2 yourself.

Nick and Will what do you consider the amount of work a person must put into investigating a property before the get a wholesaling fee rather then a bird dogging fee. My understanding is that there can be a big difference. Correct me if i am wrong but a bird dog may collect only a few hundred dollars where as a wholesaler can collect several thousand a deal. Also is it a requirement for a wholesaler to tie up the deal and then assign it to the investor?

Jason, a bird dog will simply inform me of the deal, maybe just give me the name and number of a seller, for that they get a few bucks for b/c they really didn't do much.

A wholesaler I pay a lot more because it expect more. I expect them to do their homework as I would do it myself. I expect them to close the seller and lock them up and assign the deal to me where all I have to do is pay the wholesaler his fee and perform on the deal.
