I believe truely successful investors are self-driven from somewhere deep inside themselves. Wanting to invest in R.E. to aquire things is a risky business. Inherantly R.E. is a business of feast or famine filled with many distractions. Often I've seen young investors close a couple of deals sometimes quickly but, what comes with that is instant gratification. Suddenly one finds themselves in a position to get those new gadgets & finance that expesive car/house.
Then whoshed away by there newfound feeling of accomplishment & achievement the next deal falls apart and the one after that. Buyers are liers and change there minds (many do not know what they really even want). Sellers see you pull up in your fancy car and think who's this kid born with a silver spoon in there mouth.
In the mean time whats happening to your investment. Tenents tear everything up & want you to fix it. Excuses for why they can't pay rent never cease.
You can not buy respect only envy.
I'm not trying to discourage you. I want you to be prepared for what your about to get yourself into. R.E. is stressfull the highs and lows of one day thinking your getting a check for tens of thousands to ten min. later no chance of anything untill you put another deal together. Bills for all those gadgets/house/car keep coming.
My advice is take a close personal inventory of yourself. What really makes you happy? Are you good with people? Are you a good listener? Do you mind people saying how did you get my number and hanging up on you before you have a chance to say anything. Are you good at presentations? Do you have a problem speaking in front of small groups ie. the buyers and seller entire extended family may show up.
All the unplesent things aside helping someone else realize there dreams of owning thier own home is very rewarding (I've seen a few happy tears).
Bottom line do not invest in R.E. INVEST IN RELATIONSHIPS! Go to your local realestate investment association talk to seasoned investors ask them how they got started. Network with everyone in your community involved appraisers, realtors, inspectors, contractors ect. Build a strong sphere of influence & cultivate it over time. Oppertunities will present themselves.
