Got a question for you folks. I'm not in a position where I "need" to go back to work....but I am kind of bored and I've always been involved in community projects, scouting leader, coast guard auxilliary, pheasants forever, etc.... I'm thinking of getting back to some sort of work, but not corporate - more of a public service aspect. Any of you done that? What were the challenges you faced?

If you have the teaching skills relating to Investing or any other skill why don't you get on the training circuit with a company. Understand many of the trainings were in the same position you are in and wanted to give back.

Tim's too honest to be a real estate guru! Furthermore, the gurus don't do it to "give back", they do it for the money! Peddling every day information as "secrets" in a high pressure sales pitch designed to separate large amounts of money from ignorant newbies is not something I can envision Tim doing. I know I wouldn't!

Mike, Some of what you say is correct. But, there are a number of company's with great teachers and why not get paid to give back? Some investors either new of seasoned often times need to be taught. A jobs a job, only if you don't love what you do!

That's an awesome idea. I never thought of that.... That's so in line with me too - been working on construction sites since I was 12 and spent a few years as an insurance adjuster so I'm not new to poking around fire damaged buildings.... I'm running down to the city in the morning to register for the next round of testing. I'll be shooting you a pm for advice.

While this is true for a lot of them, it's not true for all of them. If Tim loves real estate--and it sounds like he does--perhaps he should consider teaching it and become an exception to the rule.

For example, Duncan Wierman is a refreshing exception to the rule. His teaching is solid, dependable and devoid of hyperbole. Oh he went the Dan Kennedy route to get his product out there, but once you become a member, his delivery is sober and serious--not the pixy dust delivered by most seminar junket guys.

Another exception to the rule is Mike Cantu, who had to be dragged to the podium to talk about how he achieved 38 free and clear SFRs. The title of his talk is "Don't Get Voted Off Real Estate Island." I see he has a website now; type his name dot com. As you can see, he's not yet a graduate of the Dan Kennedy School of Wild Hyperbole, Gross Exaggeration and Outright Lies.

Guru training is private sector sales business driven by bottom line returns. Even when a good natured soul is dragged to a podium, someone paid for that podium and caclucated the ROI on people there to listen to that person to determine if the event was going to be profitable. I don't need to know how to do that.
What I'm talking about here is a complete departure from that. Public service. No sales. No ROI. No marketing agenda. Simply service.

If you decide to teach about real estate investing, I think the period will be short in which you, Tim, will continue to do it for free. This is because (a) others are earning so much charging for it; and (b) it's a thankless task to work with the public, let alone do it for free. The seeds on which your teaching rain will fall yields so little fruit that you'll soon wonder, "Why am I doing this for free?"

I used to teach credit management as a public service. After a few months of working with ungrateful consumers on a pro bono basis, I had to start charging for my knowledge; otherwise, I couldn't motivate myself to keep doing it.

This is where you and I are in complete disagreemet. I have given time and money to free, unpaid service for years and have found it very fulfilling. The difference before is I did that as a poor high school and college student with no resources. Now I'm looking to get back in but balance it with my business.

There are a lot of non-profit housing companies that work closely with cities.

Typically they help put families in homes, work with lenders, city judges, and really really needy families.

I had a friend who did this type of work for a few years in Buffalo, NY. I have a feeling your experience would line up well with their needs.

Oh! My bad. You did say above that you wanted to go completely afield from real estate investing.

Well, then, I suggest something involving kids or animals. They're just about the only entities that will show appreciation, especially if you give the kids candy. :-)
