Complete the following â€“ 2010 will be the year I â€¦.

When I talk to new investors they most frequently are either stuck in the I want to buy cash flow properties or the mind set of I have no money and thus must wholesale or worse yet can't get started. I frequently stop them mid sentence and simply ask them to write down a specific goal because without a goal we can't really get started because I don't know where they want to go.

Here is my answer

2010 will be the year I buy 10 additional cash flow properties with cash on cash return in excess of 20%. I will grow my network of real estate contacts by at least 20 in my chosen market. I will continue to look for SFH and duplex's but I will not be afraid to look at larger deals should the return be available. 2010 will be the best time to buy properties for the buy and hold investor.

buy two Las Vegas rentals that meet the 2% rule .... and I agree with your statement:

2010 will be the best time to buy properties for the buy and hold investor.

While every year provides great real estate buying opportunities for those willing to work hard and do their due diligence, I think 2010 will offer much more than normal! :woohoo:

2010 will be the year I . . .

flip at least 50 properties, make more income than in an other previous year, build my cash net worth for my future commercial investment strategies (most likely beginning in 2011), increase my network of private investors 3 fold, and start at least one, if not two PPM's.

As Ted stated, every year presents the savvy investor opportunities, but I also agree that 2010 will be one of the best buying opportunities of all.

I would like to flip at least 25 houses. Build solid relationships with RE Investors along with other professionals in South West and Central Ohio areas. Most of all get closer to God and enjoy time with my family.

My Goal is to Purchase 200 Units this year.
Be it Bulk REO's, Apartment Buildings or single family. I can either flip them or hold onto them. The point is to just buy them.

I actually started this goal on Dec 13th. I'm giving myself an entire year to aquire 200 units.

This looks like fun!

In 2010 I will get out of Negotiating Short Sales all together! (Done Thousands) Get over my addiction to the industry. Find a job somewhere cool like Bass Pro Shop very part time. Spend more time with the kids. And relax! Oh and of course Vacation.

1) increase my total net worth.
2) expand my Short Sale negotiating services.
3) acquire more Real Estate Investors in my network.
4) learn Mandarin Chinese.

1 add more 'cashflowin like a son of a gun' multifamily properties to my portfolio
2 organize my companies strategically with my accountant
3 put items in my company name, such as truck, phone, etc.
4 make enough money at my sales job to qualify for nice loans....would love to purchase a downtown condo for myself and hold onto for years to come
5 take time to get back into my improv group and enjoy laughing to help destress

I will buy my first property. A wedding, work, chicken littles, and wanting to pay off some debt first have all gotten in the way this past year. I am done letting disctractions hold me back. I will look back on 2010 with no regrets.
