Hello All,

Does anyone know of a lender that would do loans for investors that have 700+ credit score, documented income but has more than 4 properties on their schedule of real estate?

My company sells Renovated Cash Flow Properties for Only $7,500 Total Out of Pocket and we extend no interest short term seller financing. The investor will then do a rate and term refinance to pay off our note. We have many investors that want more properties but have this dilemma of owning to many properties.

Just in case you havent heard, Fannie is allowing for more than 4 financed properties again.

Properties 5-10

720 fico
75% purchase 1 unit
70% no cash out refi 1 unit
70% purchase or no cash out refi 2-4 units
6 months reserves for all investment properties owned

* side note - properties 1-4 will require 6 months reserves for subject and 2 months for all other investment properties.

(fannie reserve changes not not mandatory till June 1 but you will likely see lender overlays prior to this date)
