Who Needs Money for Their Deals!

As someone that has been in all types of lending I've been working hard to establish sources of funding that is outside the traditional realm of Conventional loans.

In the past six months we've established sources for real estate investors. It is mainly based on the property and not much on credit. We've gotten pretty creative and we are looking for great deals to lend to.

If you have a deal and you have exhausted all your financing contacts, We'd love to look at your deal.

Jason, Are you offering hard money loans, private loans or transactional funding?

what criteria are being looked at to be considered for funding?

Hard money and private financing. Most of the funds is coming from several individuals including myself that are self directing their IRAs.

It's difficult to give you guidelines as every deal is different, depending on location, the local market, loan amount and the demographic of the deal and an exit strategy. I would be happy to look at your deals and let you know if we would entertain them. Or you can email me the scenario and we'll let you know.

So if I have say a rehab property I want to buy but don't have sufficient funds or credit I just send it to you,you eval it and if it's worth funding you'll fund it?

Simply YES! However there are several factors that make a deal "worth funding"

I'll look at your deal and connect you with investors who's criteria the deal fits with. If one of our investors cannot fund you, we have a source for private business financing that is not based on your credit or your real estate deal as well.

Would you be willing to lend in Tampa, I can get ready to live in homes for ~50k, I have crews available if its necessary to make any repairs, I have a connection in section 8 to get tenants with 100% vouchers so rent is guaranteed, a 3 bed rents for $1078. I have not done a hard money deal with anyone on Bigger Pockets as of yet, to answer your question.

Depending on the deal and condition/location of the property we will go to 70% LTV up to $200k. Down payment assistance is negotiable but it depends on the circumstance.

Guidelines are not cut and dry like traditional financing so it is important to evaluate on a case by case basis. Many on this forum are not open to a phone conversation and if you are not open to a conversation then it's likely we wont lend to you.

When I originally posted the thread we were very open to it. Since the most deals have been in CA.

We are willing to entertain any state but we have to feel like we are dealing with a legit deal and a legit investor that knows has a good exit strategy.

In your case I am very interested in whats happening in OR.
