Rehab Materials

I know there was a thread started about materials but was never finished. I would like to know what materials are being used for rehabs. Last time i did i a rehab project was in 2000 and I would like to have a list of updated materials if possible. The reason is I am out of the loop a bit. Also i think it would be gem to things like what flooring , carpet etc.

Before some one busts your chops, give us some more info.
High income? Mid?
I am in the middle of a lower to mid income rehab here in Little Rock. I will put it up at $124k. I am using Laminates and carpet for the flooring. Tile in the baths. Gutted the ceramic tile shower and replacing with new tile (leaked). That is just the pretty stuff. Do you want to hear about the ugly stuff?

I'd go to Home Depot or Lowes and make a list of materials with SKU's. You can them look them up online by sku later and have a database with links with pictures also. Rehab material is going to be different based on your geography.

If anything, I'd go to my local REIA and find out what rehabbers are using, or tour some updated homes in the area to see what finishes they have.

It would be for low and high end homes. I do plan on asking at reia meeting because thats what i did long time ago. I am trying to figure out what are the best materials everyone prefers on ugly rehabs and pretty ones. The reason is factor it in my wholesale deals. I had a home depot list along time ago but investing changes very quickly.

Aaron, there are many different kinds of rehabs and qualities for each.

Perhaps more details of your focus could better assist us in answering your question.

For instance, are your rehabs for owner occupant flips, or for landlords? What materials are used in the competition homes in your area? (Knowing that will better help you answer your own question)

Buy carpet materials from a carpet wherehouse (not HD or Lowes). You can get most everything else at HD or Lowes. As others suggested, spend some time in HD/Lowes and price out materials which you will be needing (tile, laminate, paint, doors, windows, siding, landscape materials, baseboards/door casings, door hardware, electrical fixtures, bathroom vanities, closet doors, plumbing fixtures, etc.

The things I mentioned before are just to up grade the appearance. I refer to rotten floor joices, underlays, previously installed new shingles over rotten decking, ETC is all ugly stuff to me. All of this stuff has to be repaired before the pretty and fun stuff starts. I am forced to DYI almost every detail of this one and use my LOC at Home Depot and Lowes because of the wonderful deal I cut with FNMA. One of their stupulations in the deed basically said I could not borrow enough and use the property as colateral until 90 days after I bought it.

Basically the reason i am asking what materials are being used is to help me out with my property cheat sheet for my wholesale deals. More specific reason is when I am figuring cost of repairs when house needs etc. on my check off sheet. You can say house needs carpet but what kind is the real question? I had a list when doing some rehabs and was mentored by some rehabbers ,however that was along time ago. I am seeking to find out about what is in now. Also it's because I am getting more rehabbers on my buyers list and don't want to piss you guys off. It would suck to estimate costs on material that no one uses anymore.
