Looking at a house that has been owned by very heavy smokers. Overall the house is in poor condition and is a short sale. Nothing that scares me, except the fact that the walls, ceilings, heating ducts, windows, EVERYTHING has a very heavy coating of cigarette smoke. What is the best way of remediating the smoke? I know I can use Kilz on the walls and ceilings, but what about the ducts and the insides of everything else in the house? Is it something that I'd have to get a company like Servepro to come in and do a thorough cleaning or are there other options?

House is in an area of 130k homes (all similar) and has a shortsale price of 70k. Rehab is probably 12k-15k plus whatever the smoker cleanup would cost. It would likely rent for 1100.

They make a special primer that encapsulates the smoke.

Make sure you are just dealing with smoke and not meth stains on the wall or other drugs.Having to remediate those things can make it a loser.

You will need to have the ducts cleaned and service the mechanicals.

I have used primers from Benjamin Moore. If I recall they are oil based primers. If you doing prime it correctly the nicotine stains will bleed through, quickly. The guys at the counter will help you find the correct one. It's a lil more expensive than kilz but it will cut the nicotine.

Clean ducts and mechanicals too.

It might have been on here that I heard to also prime the subfloors to help cover odors. I plan on doing that with my first flip.

i'm doing a rehab on a smoke filled house as well...the only thing that has worked is gettign rid of everything (flooring, cabinets, etc.) and gutting the place to the studs...sorry, not the answer you were looking for probably :)

We did a really bad smoker house a few years back.... everything was yellow. The only problem spot we ran into was the ceilings. We hit them with an oil based primer several times but the yellowish nicotine kept bleeding through. My guys probably should have used a little stronger shellac based product, and they should have wiped the ceiling down with a cleaning product like TSP prior to the first coat......

We just ended up hanging new sheetrock on all the ceilings.

Maybe try washing all the walls and ceilings first with a strong cleaning agent. Might save you some headaches when you start to paint.

Yeah, I'm really afraid the coat of Kilz (or whatever) isn't going to be enough. I was kind of thinking it will probably be a total gut. Not really what I was wanting to do. The cost of a total gut puts this as a pass for me.

It sucks as it is in a great area with a lot of potential.

I caught my parents kitchen on fire which was a grease fire. There is a type of sponge that absorbs smoke. We had to clean brick.

The ceiling for smokers is the worst. I'd thoroughly clean with TSP or something to break the stain then paint with oil based Z-Prime or oil based Kilz. It absolutely has to be oil based or it will bleed through.

I am in the midst of one right now .... A heavy cigar smoker lived in this house for 13 years ... We are talking piss yellow EVERYTHING from all the tar in the cigars.

Do NOT use oil based or water based Primer such as kilz. The yellow tinge will eventually come right back through and the smell will have never been locked in from the beginning.

These are what you need to completely rid the house of smells & color distortions.

Ozone Generators break up smoke particles, they also kill mold, mildew, & bacteria. Its actually what mold companies use when restoring a flood house, etc... (Make sure to read the safety precautions)

We are currently at about 95% fresh smelling now (and thats without being fully painted or even flooring in at this point). The only lingering smoke smell is coming from the kitchen area. We'll use another 2-3 ozone generator treatments, and paint/flooring should take care of the rest.

Here's an example of the yellow tinge I am talking about :) The wife has been blogging about this. We are doing about 90% of the rehab ourselves. We're using this house as a learning experience so the next time we need to do a rehab, we can sub it out and know exactly what needs to be done, and the time involved, so we can get more competitive bids.

The thing is everybody used to smoke. Most homes have been smoked in at some time and there was never any special ozone machines or special treatments.

Using a shellac is a fine idea too, just don't paint with water based right over the smoke. Shellac is what you use for animal smells on floors.

Cleaning everything and lots of fresh air does wonders.

OdorXit will kill the smell but you'll have to do something about the paint and dutct work...

Been there done that too. We rehabbed a unit about a year and half ago that was previously inhabited by chain smokers. We replaced the flooring and painted everything (even stained the kitchen cabinets) and we were finally able to get rid of the smell. If you have stains in the walls or ceilings, Kilz works well in my experience.

Have a local company clean the ducts. They can do a heavy duty clean and deodorizer. That will take care of the air once you Killz everything and replace the carpet.
