I am looking for a hard money lender who will work on a deal in Raleigh, North Carolina. I have good credit and have money to put down. I was recently pre-approved by a hard money source until I learned they don't do deals in my area. I'm looking for someone who will do deals ranging from $50k - $250k.

Any suggestions is greatly appreciated.

Marc,

There are several reputable HML that loan in NC. As you can imagine, each has it's own set of guidelines.

There are several questions that need to be addressed to determine which lender would be best to refer you to.

Marc,

There are several HMLs that are local as well as several that lend practically nationwide. I know of one that lends in 45 states so might as well be nationwide.

If you need some referrals, just let me know.

I am in Charlotte, and I have been looking for the same thing.

I would really appreciate it if someone could shoot me the list of reputable hard money lends NC.

Also has anyone used a HM lender in NC? How did it go?

For coastal communities in NC, I have assess to funding that doesn't require:

Now a hard money loan that doesn't require:

- Checking Your Credit
- Calculating your Debt-to-Income
- Verifying Your Employment & Income
- Documentation like W-2s, Bank Statements or Tax Returns
- A Down Payment
- Cross-Collateralization or Lien-Based Securitization
- A Monthly Mortgage Payment
- A Pre-Payment Penalty

General Guidelines:

* Individuals and newly formed LLC's can get financing to include the acquisition costs + rehab costs + closing costs + monthly payments up to 70-75 ARV.
* 12 month amortization schedules available
* Investors can finance unlimited properties
* Repayment is based upon interest only payments (monthly payments will be rolled into the loan---no direct payments required during the life of the loan)

Several other options ranging from 65 to 80 ARV also available.

I am a seasoned rehab investor seeking HML and Private Lenders in adjacent rural counties around the Raleigh, NC metro area. Multi-family, single family stick built and manufactured homes on permanent foundations w/land.

i've heard of a lender that does HML up to 65% ARV, and that they reimburse repair costs, after they have been invoiced. Does anyone know of such a lender, if so please PM me or email me.
