I just read Brandon Turner's new blog about a recent house flip. I have yet to flip my 1st house, but I'm sure I have a million "flipping" mistakes ahead of me. I just uploaded a form that I use that I think would be helpful to some of you fix and flippers to get a clear idea of what you are going to do before you purchase the house. Its a Scope of Work form (called Contractor Scope of Work in the FilePlace) that I fill out every time we are under contract (6 times so far, still no house. We'll get there!) and give to my contractor before he looks at the house. (Just put a bold "X" in the boxes of what you intend to fix with a bold square around it.) It ensures that we are on the same page, that I will stick to my original plans and if you have more than 1 contractor bid on your house that all the contractors are also on the same page. I used to write this out for every house, but this spreadsheet shortened the process greatly. Hope it helps!
