My name is Ruben. I am a direct buyer of commercial real estate. I prefer NNN leased commercial properties above 10,000 sq-ft and multi-family properties over 20 units. I am looking for properties that are being offered at over a 10% cap rate. Properties should be between $1,000,000 and $10,000,000 - properties over $10,000,000 will be considered on a case by case basis. I am looking Nationwide.

* I am NOT looking for REO properties.
* You must be able to put me direct to the seller.
* I have no problem paying a fair 'finders fee'.
* Properties need to be unlisted.
* I will work with brokers/real estate agents.
* I prefer to avoid broker chains.

I too am looking for commercial NNN properties as well as multifamily apartments of 12 units - 80 units. My max price point is 2.5m and the same following criteria:

* I am NOT looking for REO properties.
* You must be able to put me direct to the seller.
* I have no problem paying a fair 'finders fee' & will consider partnerships when applicable.
* Properties need to be unlisted.
* I will work with brokers/real estate agents.
* I prefer to avoid broker chains.

I will look at properties in any state.

P.S. it's not on the market currently.
