I am a wholesaler in the Houston area. I acquire houses that are general very cash flow friendly or you can use to do a quick flip and sell.

I am in search of buyers who use cash or hard money and can close fast.

Generally my deals are 60% of ARV or less (including the repairs and my assignment fee) there are definite cases where it does go higher, but many times even lower.

The Houston market is still a VERY productive market. House values in Houston are not declining, and you can buy houses in Houston for under $50k pretty easily with amazing cash flow opportunities.
