Hi....I have a buyer that is looking to purchase a oil ranch that is either producing or has the ability to produce. Buyer is ready to go and has the funds available.

Hmmm. Sounds like your buyer actually wants mineral rights. If you mean some ranch in Texas that has oil wells on it, then its very likely the mineral rights and the surface rights are separate. Buying the land wouldn't get you any rights or royalties for the oil production. To get the royalties, you'd have to own the mineral rights. Buying those wouldn't require owning the surface.
