I haven't been as involved in Baltimore as I once was. The reason is that Baltimore has an awful lot of investors buying from investors and so on... Baltimore still has some great deals but this market is getting harder and harder to read. I'm still invested in one area - Greektown. It's in the 21224 area code and is on the outskirts of the Canton/Highlandtown/Patterson Park area. It seems to be maintaining some movement in properties. Some other areas to monitor - Federal Hill, Fells Point, Locust Point, Greektown, Highlandtown, Canton, Little Italy, and Mt. Vernon. I believe these are the 21230 and 21231 area codes except for Mt. Vernon, which I think is 21202. All of these areas have had a renaissance in the last 10 to 15 years and there may be some good deals available in the down market. A formerly hot area I would avoid is the Bolton Hill area. It seems that lot of investment and renovation went on and the area seems a bit stagnant now. Anyhow, check out some of the reference links I listed in the Baltimore group. I think the most important thing to do is to take some time and get familiar with the Baltimore neighborhoods, locations, state of the neighborhood, prices and price trends. Another place that may be good to look is Inner Harbor Realty. They are basically a wholesaler of single family and multi-unit properties. I have actually used them as a buyer's agent in the past but they do have some attractive listings and also deal in foreclosure and bank-owned properties.
