I'm looking for great deals in the Kansas City area. I have the capability to purchase a ton of properties but I'm just not finding enough on my own.
What kind of properties are you looking for? Multi-family, SFR, and do you plan on land lording or flipping?
What is it about KC that makes it a good place to invest? I've looked there some, and it does look like there are good deals. But how are the economics of the place? Jobs? Job growth? Population growth?
I actually just moved to the KC area after college. I am trying to start investing here myself in this market. From what I have seen and researched, the past 5 years or so the downtown and areas surrounding have been growing. I have read some economic data supporting that the next 5 years will see 20 plus percent of growth in jobs. Also, the real estate bust has had less effect on homes in this area.
As far as finding deals, I thought it was going to impossible to find deals that met the 50 percent rule. However, after a little searching I have located at least 4 multi-family properties, 3 which can be owner financed, that meet this criteria. Seems to be a great place.
Anyone else know anything about KC?
It will see a steady population growth. KC in my eyes is a great city(for all that matters). They did just get the Sprint Center (very nice) which is giving KC a lot of big sports events and concerts. They have been trying real hard to get another sports team there (hockey or basketball). They are trying to get a metrorail system there which would also be a great thing for the city.
It is a great city and should only get better. They have a lot of other things going on I am not so sure about job outlook. But everything I mentioned should help the city out a bit.
KC is a great place to invest, the values don't fluctuate much and the economy is as safe as any other local economy right now. Job growth is a question yet to be answered. If the Big 3 don't do something drastic KC would lose many jobs at the GM & Ford factories. Other than that it's about the best place to invest as far as I can tell.
I'm looking for SFR mostly to flip but we'll look at rentals that are in good neighborhoods. We can buy as many houses that we can find with the right numbers.
