I have direct contact with bank/lender on their inventory. They are primarily a construction loan company. Most properties are between 90-100% completed. Bulk preferred, but can do singles. Are you looking for rentals, or buy wholesale, sell retail? Most of these homes are higher end customs. If you are interested give me a call.

bread and butter type properties
Priced at median price level or below
Buying and holding is my plan
prefer groupings in one area, not onesies and twosies around USA.
Can pay cash or if bank will do 50%.

Bread and butter mean avg for the area. Not luxury rentals and not older crap.
Alex-Price per unit depends on area and market rents. Not way above the curve.

Per property? Depends on area. Needs to be bread and butter unit. I don't think I can make CA want. Example; Can I find homes that will rent for .8 to .9% of appraised value? If I can buy those for 60-70% ltv abd they aren't old junk, I could probably make it work. Please check my peramaters listed in a previous post in this thread. Rich

I can get you properties in the range of 50-70 cents on the dollar including the repairs. As you know Memphis is one of the best places to invest, especially for SFR. The rents are great as well. I have a property that I am selling, 3 bedroom, 2 full bath, 1216 sq ft., sitting on a .99 acre lot will appraised around 220-230K, also I have a 1.1 acre vacant lot that is attached to this property that I would like to sell together as a package. The county assesed value for the 1.1 acre is 212K. This property is located in one of Oregon's sought after area and it has a renter who interested in purchasing the property but cannot qualify for a mortgage loan.
