Hey all, im looking to start bird dogging for anybody, i just need some training. Any advice or anything is appreciated also!

Most investors want 50% below market value or less.

They want those junkers that needs repairs vacant houses would be ideal.

Hey Andy, thank you for posting your Bird dog services. Here are a couple of the things I'm currently looking for: 1.) Motivated Sellers who may have little equity and desperately looking for a solution ASAP. Typical scenario might be: Tired Landlord, have 2 Mortgage Payments, Loss of Income, Job Relocation, going through Divorce, Abandoned property, property need repairs, Expired Listings, etc -- I think you get the idea. Pretty much a seller that cannot sell their home through traditional channels (e.g. listing with a realtor) and they need something to happen quick. AND 2.) if you know of sellers who may be behind on their mortgage payments and need to Short Sale, I would be very interested in those also. I'd be happy to work with you on these and make sure you're taken care of. I'll share my knowledge if you share yours. I'm blessed to have some people that will share their experience with me and I offer the same.

A bird dog goes out and finds deals for investors according to the investors criteria and if the investor closes on that deal he pays the bird dog a finders fee.

Well bird dogs make anywhere from $250-$5000 depending on the investor and how much the investor is willing to spend on the lead.

heres the deal
I need to know how I buy in the states using a company and trust structure and me being australian. you are on the ground and can look for property
we wish to buy property. we also wish to refinance the property with a US funder
so you will have to do a couple of things
1. learn and the above requirement of mine will assist inthat learning
2. we will pay a commission for the lead if it works
3 we are looking for residential and commercial
4 the purchase price needs to be 50% of todays true market val.
5.you need to find out the buying process(this is all the learning part)
