Ok folks, I have a cash buyer in the LA area with the following criteria. This is a hot lead and they are currently looking at homes. If you wait 30 days you will likely miss this. 50% of the finders fee for providing this buyer to be donated to BP.

Here's the criteria:
Cash: $230,000
3-4 Bedroom, 2+ bath, 2 car gar., SFR, Move in Condition
Neighborhoods: Reseda, Van Nuys, Canoga park, Lake Balboa, Woodlandhills, Northridge, and Winnetka.

No dice huh? Not even a realtor who wants to make a comission? I buzzed through realtor.com and it looks like their buying criteria is entirely possible.

Follow up. Found out at the end of last week the buyer has found their property through a local realtor and bought it. I had a feeling the 30 day window I referenced earlier was pretty tight on this.
