Yes have property 3 bedroom 2 bath in bethlehem pa. In up and coming area lots of projects going up excellent renting community haven't had a vacancy over 2 weeks. I was hoping to get a first time home buyer working with a mortgage company who has program for first time home buyers that would cover closing costs and require no down payment. Cash back is a contract between buyer and seller that is completely legal and binding would rather not make public. Is very creative and we know banks hate creative
Well cash from buyer to seller would have to be on the HUD-1. Otherwise it's not just creative, it's fraud.
The money from seller is a private agreement from seller which happens after the purchase. Also no money is given to the seller at any time during or before the closing. not needed to qualify for the loan. The money is a legal binding contract made after the purchase of the home and therefore is not needed to be recorded on hud because it is a seperate transaction just as if I were to hire contractors or a management firm to service the property it would not have to be listed on the hud.Also I mentioned cash back not cash back at closing. I know if something sounds to good to be true it is usually is something funny but I have been a private investor in this business for over ten years I am legitimate. I have dealt with these kind of forums before that is why I didn't want to get into specifics.My lawyers have gone over my dealings and have confirmed that everything is on the up and up. Please do not take what I am saying the wrong way I too would have questioned the legality of said transaction. Therefore with that being said do I have any takers.
