I have developer trying to unload his development in Denver's hottest neighborhood, LOHI off 32nd and Zuni. It is a vacant lot with plans fully approved by the city. Plans call for 8 condos with two bottom floor retail spaces. Developer has over $800,000 into it so far and needs out fast. Tons of potential for either condos or apartments. Aside from the hard money syndications business, we are principal developers of commercial real estate in Manhattan, Queens as well as Brooklyn.

We are looking for deals that have substantial AS-IS value (based on a 3rd party MAI appraisal firm in the region), as well as a large after repair value.
