Perhaps if you were more specific in what types of properties you are looking for, you may get a better response result. I do not work any of the areas you mentioned so I can not be of assistance to you. You may also want to hit up wholesalers rather than a bird dog as they are apt to have deals on their desk (assuming they are for real and not just starting out).

By the way guys, 65% of retail, and 65% of retail - repairs are so completely different things. Don't go spouting off to wholesalers that you're looking for deals at 65% or 35% under market when you wouldn't even think of buying a property at 65% if it had $70,000 in repairs needed.
You will need to be able to close 10 days or less if your working with our company. Keep in mind that most people who lock up a property from the bank only get 30 days to close so for a wholesale investor to take a gamble with you and give you a 30 day close would be insane. Are you trying to assign? Are you buying for yourself or flipping it to another buyer?
