2 Unit Property (3/1 and 4/1)
1 unit rented @ $1200/2nd unit will be rented @ $1200 (Both Section 8)
Annual Calculations
$28,800 Rental Income
($2,900) - Annual Property Taxes
($2,200) - Annual Insurance
($2,880) - Annual Property Mgmt (Upto Investor if they want Prop Mgmt)*
$20,820 - Net Operating Income
*Since its Section 8 and guaranteed rent from the government Investor may choose not to have property management to increase NOI.
No maintenance? No vacancies? Never a problem tenant? I calculate the annual payment at $25,788, which puts this one way in the hole even with these optimistic expenses. Even a 20% down payment just gets you to break even. Where's the cash flow?
Jon, obviously he isn't talking about real cash flow but realtor cash flow. Rent is more than the PITI and it cash flows. It has nothing to do with the real world, just the realtor world.
