I have two townhomes under contract a block away from the new Dallas Cowboys Stadium. Unfortunately I won't be able to close on these. They have + equity and the developer has allowed me to assign these or sell them. The prices and contract are from two summers ago and the latest ones closing have increased dramatically in price. These are the first new homes in this new development area due to the new 1.1 billion stadium.

Not sure how they could have appreciated higher from 2 summers ago.

It seems like that would have been the absolute worst time to buy a property, given the market decline over the last 18 months.

New construction too?

I do not know the Dallas market, so I could be wrong......but I am very skeptical.

Can you share more info with everybody?

Your right, you must not know the area or Texas. It hasn't tanked like most areas, but has decreased like every other area. Where this stadium is going up people are buying up properties and the land. For example...the larger townhome I have under contract is around $285K..have appraisal(March '09) for $375K and sold and active listings at $370K-$410K. There is six bldgs and 91 total units. Only three of the bldgs are complete. I believe the developer wont' start the other three bldgs until most of the first three bldgs are closed and moved in. I can provide whatever other information needed to interested parties. I'm licensed and have a pulse on what is going on.

What about future appreciation. I heard that all development around that area has come to a stand still and will probably not start back up for years.
