I have a lead on commercial property in Dayton OH.
Consists of 3 buildings and 2 companies.
Primary company is a tool & Die business.
2nd business is a Heat Treatment facility.
Last appraisals on the 3 bldgs were done in 2005:
The building were appraised as follows:
1. Plant 1, $1,025,000
2. Plant 2, $925,000
3. Heat treat building, $605,000

Owner wants 1.5M for all 3.
Monthly NNN lease rent is 14,800.
I am not directly involved although I do have a business relationship with the owner.

This property went to foreclosure. I did not know how close my friend was to losing the property when I posted this.
Not very attractive to buy a vacant property with no rent coming in.
